An Update on Stalled Projects: Garden Grove Galleria, Brookhurst Triangle, One Broadway Plaza

Garden Grove Galleria/Lotus Plaza (Former Project Names):


A victim of the Great Recession, what was once known as the Garden Grove Galleria stands today yet uncompleted. The stalled project is located near the intersection of Garden Grove Boulevard and Brookhurst Street in the City of Garden Grove (City). During its heyday, the project was to be comprised of a mixed use multifloor development where the bottom several floors were to be a retail mall and the upper floors were to be residential units. According to City of Garden Grove's website, the Garden Grove Galleria project was abandoned in late 2011, and in early 2012 was renamed the Lotus Plaza under a new developer, Tri-Millenium Homes, and architect, Mahmoud Gharachedaghi, for the Emlen W. Hoag Foundation. However, on January 9, 2015, the Lotus Project was disapproved by the Hoag Foundation's Board.

Brookhurst Triangle

The Brookhurst Triangle is another mixed-used project that is located within the City of Garden Grove and is located north of the former Garden Grove Galleria project. According to the OC Register (website), in early March 2014, the Garden Grove planning commission approved a revised Brookhurst Triangle which is downsized compared to the former proposal. Prior, the Union Pacific Builders proposed two skyscrapers, homes, and retail. However, this did not materialize and the Union Pacific Builders dropped out (source).

Fast forward to early March 2014, the City of Garden Grove provided new information about the new downsized project (source). According to the City, the developer is Kam Sang Company Inc. under the name of Newage Brookhurst, LLC, the development site is 14 acres and the project will be mixed use consisting of 674 dwelling units, 65,000 sq. ft. of commercial space, and 1,832 parking spaces. Additionally, the project will also include 271,979 sq. ft. of open space. The developer requested to the City of constructing the project in phases. It was expected that the developer was to start construction in the summer of 2014.

One Broadway Plaza: 

One Broadway Plaza is an office tower project that is located in the City of Santa Ana and is expected to be the next tallest building in Orange County at 500 feet tall (source). Currently, the upcoming 200 Spectrum tower, at 323 ft. tall, will be the tallest building in the County. However, if the One Broadway Plaza tower gets built, it will hold the title of tallest building in Orange County. According to Caribou Industries, construction was expected to start in 2014 (source). However, according toThe Santa Ana Sentinel, the project was originally supposed to be completed by latter part of 2008.
